Do you need planning permission to convert a garage?
Usually not. Converting the inside of an attached or integral garage into a habitable room is internal work, and internal works to a house do not generally need planning permission. Filling in the garage door and fitting a window in its place is normally accepted as part of that, provided the materials keep in step with the rest of the house.
The exceptions are where the money goes. Many modern estates were approved on condition that garages stay garages — the condition sits on the original planning approval, not your deeds, and nothing will remind you it exists. Enlarging while you convert, altering the roofline, listed buildings, conservation-area frontages, and turning a detached garage into a separate dwelling all need permission too. Garage conversion floor plans and drawings
Whether it is a full application or a Lawful Development Certificate, the set is the same: the house as it is, and the house as it will be. A single garage conversion floor plan is a satisfying thing — one stroke of drawing turns “storage for things you were going to fix” into a study, a playroom or a downstairs bedroom. The Standard Planning Pack includes:
- Location & site plans
- Existing elevations
- Proposed elevations — garage door out, window in
- Existing floor plans
- Proposed floor plans
- Reasonable revisions within the original agreed project brief
The first draft is normally issued within 7–10 days once Plan Pros has received the completed self-survey and all project information reasonably needed to start, and either you have expressly requested early commencement or the 14-day cancellation period has ended. The drawings are delivered digitally for the planning stage and marked not for construction unless an expressly different written scope applies.
What garage conversion plans cost
£650 covers one straightforward domestic garage conversion with no more than 50 m² of materially altered floor area. Enlargements, detached annexes or separate dwellings, combined projects, complex sites, listed buildings and changes of use outside an ordinary domestic conversion are quoted individually. If measuring the garage yourself does not appeal, the Enhanced Planning Pack at £899 includes a measured survey within 25 miles of Retford, fast-track drafting and 3D imaging within the same project limits.
The honest flag, as ever: planning and building regulations are separate systems. A garage conversion needs building regs approval — insulation, damp-proofing, ventilation, escape windows — even when no planning application is needed at all.
What happens next
You send measurements and photographs, and we draft the set for your review. Reasonable revisions are included during the active design and review stage, provided they remain within the original agreed project brief. Please provide written approval or, where reasonably possible, one consolidated revision list within 7 calendar days of each complete drawing pack issued for review. A project may be placed on hold if there is no response, can be reactivated without charge within 30 calendar days of the most recent drawing issue, and may be administratively closed after that.
