When you need this
If work has already been carried out without consent, a retrospective application seeks permission after the fact. We draw what exists as-built and prepare the set for submission.
Older advice often refers to a four-year rule, but England changed the time limits on 25 April 2024. Read the current four-year-rule guide before assuming a retrospective application or a Lawful Development Certificate is the right route.

*When timing starts. The first-draft timescale starts once Plan Pros has received the completed self-survey and all project information reasonably needed to begin, and either the customer has expressly requested early commencement or the 14-day cancellation period has ended.
Review and approval. Please provide written approval or, where reasonably possible, one consolidated revision list within 7 calendar days of each complete drawing pack issued for review. If there is no response, the project may be placed on hold. It can be reactivated without charge within 30 calendar days; after that it may be administratively closed and further work may be quoted as a new instruction. Silence is never treated as approval, confirmation of factual accuracy or authority to submit drawings.
Drawings are produced for planning applications and are marked not for construction — they don't include the structural, thermal or fire-safety calculations needed for Building Regulations approval, which is a separate step. The council’s planning application fee is separate from our fee and is paid directly to the local authority.
