What every pack includes

  • A fixed fee within the published project scope. No hourly rates and no percentage of build cost for the agreed standard project.
  • Reasonable revisions within the original agreed project brief during the active design and review stage.
  • Council-ready drawings in professional CAD, issued digitally.
  • A first draft normally within 7–10 days once we have the completed self-survey and all project information reasonably needed to start, and either you have expressly requested early commencement or the 14-day cancellation period has ended.
Review and approval. Please provide written approval or, where reasonably possible, one consolidated revision list within 7 calendar days of each complete drawing pack issued for review. If there is no response, the project may be placed on hold. It can be reactivated without charge within 30 calendar days; after that it may be administratively closed and further work may be quoted as a new instruction. Silence is not approval, confirmation of factual accuracy or authority to submit drawings.
These are planning-stage drawings and are marked not for construction unless an expressly different written scope applies.

People call this different things. Planning drawings, planning application drawings, planning permission drawings — it is one set of scale drawings under three names, and it is what the Standard, Retrospective and Enhanced packs produce. The PD Compliance Pack produces the same drawings, but in service of a Lawful Development Certificate rather than a planning application. If you were quoted for one wording and are now reading another, you are still in the right place.

The other phrase that comes up is architectural drawing services, which is a fair description of the work, with one distinction worth being straight about: architectural describes the type of drawing, not the title of the person producing it.

Two things we're straight about. We are architectural designers and technologists, not chartered architects. And nobody can guarantee a planning decision — we produce drawings that meet your council's requirements, but the decision rests with the authority.
What Is In A Planning Drawing Pack?A planning application is not one drawing, it is a set, and each one has a job. Location and site plans answer where the property and the work are.
